We offer you the opportunity to offer a quality product to potential buyers who, being in your email or telephone database, have not made a purchase and may be interested in a property like the ones in our portfolio.
Because of the added value of our assets, there is a very attractive commission potential to monetize your contribution of clients, to whom you will be able to pass on a variable remuneration for the work of explaining the details of the property.
You will have all our support in providing materials: plans, photographs, renders, videos, so that you can focus on the conversation with the client.
What does the collaboration plan consist of?
ActivoSpain, as a partner of the asset holder(s), will not sell the property directly, but will do so through its partner agency channel.
Our role is to represent our investment partners vis-à-vis the distribution network, because, for privacy or other reasons, they prefer to avoid exposure or contact with third parties. We have keys to all properties because we are responsible for their maintenance.
Our role is to manage the life cycle of each property, participating in the purchase, and assisting in the sale, so our fee is paid by the property, with whom we have an exclusivity agreement or we are co-owner partners of the property. However, our business model requires an additional player in the transaction, responsible for locating the buyer of a real estate product from our active portfolio, and we provide exclusive product in premium areas of high demand. Our success depends on protecting your interests, which is why we have developed a technological and operational mechanism to recognize each potential client and reserve for you your compensation for the sale.
We are confident in the format of the collaboration and we will not attend direct purchase requests to the clients that you have nominated us, as our role and strength is in the procurement of properties, and we want to focus all our energies on this by relying on a sales network.
What instruments regulate the sales cycle?
By signing the framework agreement you will become part of our sales network, and if you are interested in marketing any of our assets, we will send you a specific agreement for that opportunity.
Once signed, we will build a web page (landing page) specifically for you, with all the sales materials (photographs, renders, plans, 3D visit, …) of the specific asset you wish to participate in, in which the corporate image will be that of your company, so that the client understands that the sale is produced through you, and we will put in this digital space your contact details, as well as a form that will immediately inform you of the registration of any interested party, whom we will not contact directly, since the purpose of this information capture environment is to reserve the ownership of the interested party and to transmit to any collaborating agency that this lead is your “property” in the agreed time window.
For the profile of properties in our portfolio, we will choose sales partners who have a portfolio of potential clients or are interested in products similar to those we market, which are unique homes in exclusive areas, because we do not feel comfortable with a sale in general real estate portals that expose our assets massively, for security reasons. If you have a database of people interested in single-family homes or apartments in prime areas, luxury homes or high standing urbanizations, the most recommended sales flow for our opportunities is individual contact with potential clients, or by email, with a link to the landing page that we will provide, which will be unique to you, where the client can expand information about the property with the materials we have on the asset, which are validated by our engineering team, decorators, and representatives of the property.

What do I need to be eligible to market a property from ActivoSpain’s portfolio?
The first step is to sign the framework agreement between your real estate agency and our management company, as long as you meet the requirements to be part of the businesses or professionals adhered to our network.
Secondly, a specific annex will be signed reflecting the conditions and commitments for each asset in our active portfolio, describing the casuistry of the project’s operation and term.
As an agency, will I have exclusivity for the sale of the property?
We do not offer exclusivity to our distribution channel, but you will be able to differentiate yourself with your availability for visits or the preparation / training you concentrate on the product, which we will explain in a specific webinar.
Can I, as a partner agency, advertise the asset on real estate portals?
Most of the properties in our portfolio are off-market assets where the Property does not wish to expose the asset for security reasons, since the value of the properties and their contents (equipment, works of art, …) are to be protected. The singular aspect of the buildings makes them easily recognizable if they are published in Idealista, Fotocasa, … so, unless signed authorization from our part, it is not allowed to publish the asset in portals, although you can inform about it to your former clients or potential buyers by e-mail, store windows or in your own web. This provides intermediate exposure and justifies the added value of the sales network, as otherwise we could advertise the property ourselves.
Will I, as a partner agency, be able to show the property directly?
Yes, you will have full control and communication with your client, and our role will be limited to opening the property and disconnecting the alarm on the day of your visit. If you need materials such as printed sales dossiers, we will bring them with your logo and contact details, so that the client remembers the property with a material that will incorporate plans, renderings or technical details of the property. We have versions in Spanish, English, French, Italian, Chinese, Japanese or Arabic. If you need gifts or catering for the visit, do not hesitate to request it: it is common that the client profile of our properties appreciate small courtesies that differentiate the visit, and we can provide you with an adjusted price and have everything ready for your arrival.
How do you recognize that the client comes from a partner agency?
You will have all the recognition to the client as long as he/she or you fill in his/her information in the form that we will enable in the landing page prepared for you on each property, in which we will ask for the availability for the visit. In the remote possibility that the same lead fills out visit request forms from two agencies, we will block the possibility by recognizing the right of the agency that is identified first as the owner of the lead.
Am I entitled as a cooperating agency to charge a commission to the seller?
No, investors and owners (or co-owners) of our real estate portfolio have a contract with ActivoSpain where they pay us for the service of location, renovation, maintenance and operation or disposal of the asset, so we can not overcharge additional costs to an owner (or ourselves, because in most properties we are co-partners).
Any commission or fee should be exclusively related to the service you offer to your client, who will undoubtedly appreciate your presentation of any of our very unique opportunities, and will consider reasonable payment for your efforts in identifying the property, ensuring that the conditions are appropriate, that the transaction respects the rights of the potential buyer, and of course your time in showing the property.
